I have done many retail deals in various countries in Europe on behalf of Retailers like Albert Heijn, Mexx and Starbucks Coffee and its easy to do deals and to secure boxes. I have also made a few mistakes and learned from that.

My biggest learning is that a Strategic approach in Real Estate is key. Too many deals are done in an opportunistic way.

Starbucks

Rokin 74
Starbucks Coffee present with retail stores since 2011 in The Netherlands Lacked a proper signature store on an A1 location in Amsterdam.

Bienco made a target strategy plan for Starbucks based on the working experience and knowledge gained by years working for Starbucks emea.

We targeted Rokin 74 then occupied by Beems Brasserie as the desired brand-builder the portfolio of Starbucks coffee needed in the Netherlands.

Rokin is one of the stronger A1 streets in down town Amsterdam facing the canal snd museums next to the top shopping street Kalverstraat and in the vicinity of hotels and offices.
Important is the completion of the new metroline - noord zuid line - the store lies in the middle of the two entrances. Since the opening of the metroline traffic at Rokin is significally up. 

This store ticks all the essential boxes: like the proper destination -Bienco checked the zoning plan- a corner location , a strong facade and a terrace which generates the uplift in visibility and transactions.

We started by building the relationship with the Landlord in 2017, convinced the Starbucks Leadership team in 2018 and closed the deal. 

The store - size 245 m2 - opened late June 2019.

Marqt


Marqt is a dutch regional sourced grocery store - founded with the mission to improve together with local producers, clients and suppliers the dutch food system. After being 10 years in business it decided to develop a new formula on a smaller footprint 350-400 m2 , in order to enlarge the impact and be able to grow faster and improve the numbers.

Bienco has been assigned in 2018 to acquire 6 stores for this  new concept. In one year we acquired 2 stores in Amsterdam 2 outside the big cities - Bussum and Heemstede and 2 in the Hague.
